Tulum had a wild ride from 2020-2024. Beach paradise, then Instagram capital, then prices doubled, then crime increased. Here is what it is actually like in 2026.
The 2 Tulums
1. Tulum Pueblo (the town)
Where locals and most nomads live. Walkable, cheaper, real Mexican food. No beach access without a bike or scooter.
2. Tulum Beach Zone
The Instagram strip. 30-minute drive south of town. Beach clubs, eco hotels, expensive everything. Limited 24/7 amenities.

The reality check (2026)
- Prices doubled since 2020. A meal at a beach restaurant costs 30-50 USD
- Sargassum (brown seaweed) plagues the beaches Jun-Sep
- Crime has increased – cartel violence in 2023-2024 spooked many nomads
- Internet is excellent in town, spotty at the beach
- Coworking spaces have grown but quality varies

Setup before arriving
- Flight: Cancun airport (CUN) is the gateway. New Tulum airport (TQO) opened 2023, more direct flights coming
- Airport transfer: GetTransfer from CUN to Tulum (90 min, 80-120 USD). Avoid the ADO bus if you have luggage.
